How Can We Create Urgency in Buyers?

Here’s how you can sell your home quickly by sparking urgency in buyers.

As a seller, you only have two tools in your toolbelt when it comes to sparking a sense of urgency in potential buyers. Here at FYKES Realty Group, our team does a really good job with marketing—the other big aspect we’re able to control.

So we can bring a lot of people through you home, but realistically if it doesn’t look amazing and isn’t priced in a compelling way, you’ll do nothing to create urgency in buyers. Now, once it’s priced right and looks right, we do have some neat tips and tricks on how to give the illusion of demand to create more demand. That said, buyers can’t be tricked into feeling like your home is a good opportunity that they need to act on now.

It either needs to be the house of their dreams, make them feel really good on the inside, or be priced in a way that lets them know they’ll lose out on it by waiting any longer—or worse yet, they’ll have to compete in a bidding war. Pricing aggressively doesn’t mean that you’ll sell for less money; in reality, you’ll likely sell for more money that way.

Price your home in such a way that makes buyers feel like they’ve stumbled upon a rare opportunity.

If you overprice your home and leave it on the market to allow room for negotiation, you’re creating non-urgency in buyers. They’ll simply take the weekend or that entire next week to think about their decision, and maybe they’ll just decide to move on to the next house.
