    What is an instant offer? This term has been floating around the real estate market, and today I want to make sure you understand what it means.

    Instant offers aren’t really a new concept in the market, but now that they’re being promoted so differently, I wanted to take some time to ensure you fully understand the term.

    The sale of your home will net you anywhere from 10% to 15% less money if you choose the instant-offer option.

    Once upon a time, instant offers used to appear on signs on telephone poles reading, “We Buy Ugly Houses.” Nowadays, they’ve become technologized like everything else, but they’re still the same concept: They’re ads from investors who say they’ll come in and quickly buy your home for cash.

    The great part about these instant offers is that you don’t have to do anything to get the home ready and you can move whenever you want. Normally when you sell on the traditional market, there’s a ton of stuff you’d need to do to prepare your house for the market, but instant offers are much quicker and more convenient.

    However, the sale of your home will net you anywhere from 10% to 15% less money if you choose the instant-offer option. Even if an instant offer company offers you market value for your home, they still have so many fees in their offers that you don’t actually net that much when you sell.

    There’s no judgment if you do decide to sell to an instant buyer or iBuyer. If you think it’s worth it, go for it! Sometimes, the speed and convenience make the lower net profit worth it in the end.

    Another great thing to know about a lot of iBuyers is that once you leave the property, they perform a home inspection that you prepay for. This inspection will provide you a list of all the work that will need to be done to sell the house, but they won’t start doing it until after you leave.
