Once sellers decide to sell their home, one of the first questions that pops into mind is this: How much will it cost to sell my home? Knowing the costs of selling or other fees that may arise will help you plan your home sale better, avoid surprises, and potentially earn more profits. Today, I will share the three types of costs you need to prepare for when selling your home. Here’s everything you need to know: 1. Costs before the sale. This involves repairs, inspections, and upgrades to get the home market ready. You need to note, however, that not every home need major work, but investing in aesthetic and functional upgrades, repairs, or renovations will help you sell your home for more and get more return on your investment. Some sellers spend a bit of money on making major renovations themselves without getting permits, but they are able to sell their property for a lot more money, so you might want to consider that as well.

2. Costs of selling. Real estate commissions are negotiable and can range from 3% to 12%, depending on the level of service. For example, if you want full service that includes staging, we have a specific plan or package for that level of service, too. 3. Closing costs. While buyers have more closing costs, sellers still need to budget for about 0.5% to 1% in closing expenses. This includes things like prepaid taxes and attorney fees. When we work with sellers, we always advise them to add 1% to cover all the necessary expenses. You’ll be getting some of it back, though, because of pre-paid costs such as if you’ve been pre-paying your taxes, or if your Escrow is growing. When selling your home, be sure to budget for pre-sale costs, selling expenses, and closing fees. Being prepared for these three expenses will ensure a smoother selling process.
