The truth about the opposing outcomes in Nashville’s housing market.
As we approach June, a lot of my clients have been asking me questions about what kind of market we’re in. Some houses are selling well above asking price, while some buyers are getting thousands of dollars below asking price. This can be confusing, as many people wonder how the market can be both at once. I am calling this the tale of two markets.
Know that we’re still in a seller’s market since inventory is so low. However, as the market shifts, this industry brings a lot of nuance. Therefore, it’s important to have an experienced agent on your side to guide you.

In the Nashville market, the perfect and beautiful houses that are move-in ready are selling very quickly. These homes will get around six offers, each with great terms. However, the houses that aren’t so perfect and not correctly staged are sitting on the market for a while. Therefore, the condition of homes is what is creating the two different markets.
This is not to say that you shouldn’t buy one or the other; you just need to be prepared for what the different markets bring.
