Property taxes are rising in Williamson and Davidson Counties, and the 2025 reassessment is expected to hit homeowners hard. With home values soaring since the last reassessment in 2021, most homeowners will see an increase in their property taxes. Every four years, the city reassesses property values, which determines how much you pay in taxes. The last assessment was in 2021, before the Nashville housing boom. Since then, home values have jumped—some by 25% or more. That increase will now be reflected in your tax bill. The city will send you a reassessment notice around April 2025. It will state what they believe your home is worth. If you do nothing, you’ll be taxed on that amount. But if the value is too high, you can challenge it.

If your value seems too high, gather evidence by finding comparable home sales that support a lower value. Then, submit a request using the form provided in your reassessment notice. Finally, follow up to make sure your request is processed. Many homeowners don’t challenge their assessments, but some homes get overvalued, leading to higher taxes than necessary. Once your home is reassessed, that value is locked in for four years. Even as home prices continue to rise, your tax assessment won’t change until the next reassessment in 2029. That’s why it’s crucial to check your reassessment notice and challenge it if needed.
