Is It a Mistake to Buy the First Home You Love?

 

Our buyers often go under contract on one of the first homes we show them. Here's why that's smarter than it sounds in today's Nashville market.

A buyer we're working with right now went under contract on one of the first two homes we showed them. And even as they signed, they kept turning to us with the same nervous question: are we crazy for buying this fast? 

If that sounds like something you'd ask too, it's actually one of the most common worries buyers bring us. So it's worth clearing up, because the fear behind it is usually unwarranted.

The house you fall for isn't really the first one you've seen. The moment you love a home is not the moment your search started. By the time we're unlocking front doors together, you've already spent hours scrolling listings, you've sorted out what matters to you and what doesn't, and you've sat down with your lender to nail down your price range, your monthly payment, and your down payment. All of that is the real search. 

So when you walk into a place that checks your boxes and something in you says yes, that's not a reckless impulse; it's recognition. You're seeing clearly because you did the work first. That's exactly why so many of our buyers end up choosing one of the first handful of homes they tour.

Waiting too long can cost you the right house. It helps to know what kind of market you're deciding in, too. Right now, Nashville has settled into a more balanced market with more homes on the market for buyers to choose from, which is mostly good news. You've got real choice. 

But choice has a way of making people second-guess, as if seeing everything is the only responsible way to buy. It isn't. And there's a catch worth respecting: even in a calmer market, a home can sit quietly for a while and then draw two offers on the same day. 

Wait too long on the right one, and it can be gone before you decide. So if you find yourself standing in a house that fits your life and works for your budget, don't let the fact that it came early talk you out of it. First house, second, or third, if it's right, it's right.
