Why Is Your Nashville Home Not Getting Offers?

 

Buyers tour five or six homes in a weekend, and "fine" never makes the shortlist. These three moves make yours the one that feels right the moment they walk in.

Most sellers believe their home is ready for showings. The problem is, when they consider it fine, they settle. That doesn’t get offers anymore.

Buyers are touring five or six homes in a single weekend, and the one they end up choosing is the place that feels right the second they step inside. A few years ago, you could list a home in almost any condition, and it would sell, simply because there was nothing else to choose from. That's over. 

More than half of home listings nationwide recently sat for at least 60 days without going under contract, the highest share since 2019, and the reason is simple. When something feels off to a buyer, they don't push through it. They move on to the next house. But whether your home feels right is almost entirely in your control, and it isn't hard. 

Here are three things you can do right now.

1. Fix the small things a buyer's hands will find before their eyes do. Buyers linger on the front porch and the front door; they open cabinets, they flip switches. Anything loose, jiggly, or dead when they touch it plants a quiet doubt, so tighten what's loose, make sure every light switch works, and handle those little fixes now. This is the easiest of the three, because you only do it once and it's set for every showing after that.

2. Take yourself out of the house so buyers can picture themselves in it. The goal is for someone to imagine their own life there, not study your family photos wondering if they've met you. So the photos come down, and so does anything divisive. That especially means sports, and here in a college-town state, team gear most of all, because people are passionate enough about it that the wrong flag turns into "Oh, I hated that house."

3. Build a 15-minute showing routine you can actually keep up. A spotless home you can't maintain does you no good, so make it repeatable. 

Here's what we tell every client. 

Everyone in the house gets a laundry basket. All the stuff you live with day to day that doesn't show well - the kids' stuffed animals, the coffee grinder cluttering the counter - goes in the basket. The basket goes in the car, and it leaves with you when you head to work or school. Because clutter is worse than dirt. Don't stress about deep cleaning before a showing; just get the clutter gone. Open the curtains on your way out, and whatever your pattern is, keep it simple and repeatable so it's truly an out-the-door routine.
